We survey it free, tell you straight whether it has to come out, take it out properly when it does, and put the loft back better than the foam ever made it. Any size of roof, and we will not push you into a removal you do not need.

Start here, because the panic is the expensive part

Most people land on a page like this because a survey flagged it, a lender said no, or a neighbour told them a horror story. We have written the longer version in remove it or keep it. So before anything else, here is what the body that campaigns for homeowners actually says.

"Our advice is don't panic. If you have had spray foam in the roof for some years and have not experienced any issues, and you are not planning to sell your home in the near future, there is unlikely to be a good reason to get it removed at this stage."

Plenty of firms will tell you the opposite, because the survey is free and the removal is not. We will give you the straight answer at the survey, whether that is "this has to come out" or "leave it alone and put the money into the floor instead". Then, if it does need doing, the people who can do it are already standing in your loft.

What actually decides whether it comes out

Four things, and only one of them is about the foam itself. Work through these before you let anyone quote you for removal.

  • Are you selling or remortgaging?

    This is the real trigger. The HomeOwners Alliance reports that a quarter of the UK's biggest mortgage providers will not lend against a home with spray foam in the roof, and names TSB, Skipton, the Co-operative Bank, Principality and Aviva for equity release. If you are staying put, the pressure is different.

  • Is the roof actually suffering?

    Damp timber, no ventilation, foam sprayed straight onto the underside of the tiles or over rotten rafters. That is a building problem and it does not go away on its own, and it is a different question from ordinary loft condensation.

    They behave differently and they come off differently. Anyone quoting you without saying which one you have is guessing at the price.

    The original installation documents, guarantees and any ventilation calculations. A surveyor with paperwork to read reaches an answer faster, and sometimes a cheaper one. Your EPC may also record what was installed.

If a lender or a buyer needs it in writing

If you are selling or remortgaging, a lender will often want a report from a surveyor rather than from a contractor. We know what that report has to cover, we will tell you when you need one, and we get it organised rather than leaving you to hunt for a surveyor while the sale sits there.

  • There is a protocol for this now

    An inspection protocol was published in March 2023 by the Residential Property Surveyors Association and the Property Care Association, to help surveyors assess spray foam as part of a mortgage valuation or building survey. Ask whether the person inspecting yours works to it.

    The HomeOwners Alliance puts a specialist surveyor checking the paperwork and inspecting the roof and structure at £500 to £700. Against a removal quote in the thousands, that is the cheapest decision you will make.

    Whether the roof is damaged, whether the foam was appropriate for that roof, and whether removal is genuinely needed. Sometimes the answer is that it stays, and then the sensible next step is insulating the floor rather than touching the roof.

What removal costs, so a quote cannot frighten you

Most firms will not put a number anywhere near a page like this. We will, because a number you already know is much harder to be frightened with.

The rate you will be quoted

£40per square metre is the figure the HomeOwners Alliance publishes for removing spray foam, and they are clear that skips and safe disposal come on top of it.

Keep it in proportion

£17,000is a real quote they cite, on a house where the foam cost £12,000 to install. A quote far above the rate is not automatically a scandal, but it is a very good reason to get a second one.

The awkward parts, and how we handle them

A foam job rarely arrives on its own. Here is what we do about the things that come with it, so you are dealing with one company and one price rather than four.

  • A roof too big for one van

    A large house, or foam through the whole roof, means more hands. We crew up for it or bring in the right team, and it stays our job and our price.

  • The surveyor's report

    Where a lender wants one, we arrange it with an independent surveyor, so you get the report without chasing anyone for it.

  • What a lender will accept

    No contractor can promise that, and anyone who does is guessing. What we can do is make sure the work and the paperwork are what a surveyor is looking for.

  • Wet or damaged timbers

    Foam hides these until it comes off. If the roof needs work we get it done first, with a roofer we bring in, and then the insulation goes back.

  • Asbestos in an older roof space

    If we see something suspect near the hatch or in old boarding, we stop and get it tested properly, then carry on once it is cleared.

  • Putting the loft back

    Stripping foam leaves a bare, cold roof space. Insulating and boarding it afterwards is on the same quote, not a second job with a second price.

What we do once the roof is clear

This is the part nobody writes about, and it is half the reason the job is worth doing at all. A loft that has had foam taken off it is not finished, it is empty, cold and usually dusty, and often needs clearing before anything else.

  • Let it dry, then look at the timbers

    Foam traps moisture, so the rafters need to be dry and sound before anything covers them again. If they are not, we say so rather than insulate over a problem.

  • Get the ventilation back

    Foam usually seals the eaves. Air has to be able to move through the roof again or the new insulation will just repeat the last mistake.

  • Insulate the floor properly

    270mm between and across the joists, which is where the insulation should have been in the first place, rather than sprayed on the roof.

  • Board it if you want the space

    On legs above the new depth, so you get the storage back without crushing what you have just paid for.

Spray foam questions we get asked

Does spray foam always have to come out?

No. The HomeOwners Alliance advice is not to panic: if it has been up there for years with no problems and you are not selling soon, there is unlikely to be a good reason to remove it right now. Selling, remortgaging or a roof that is actually suffering are what change that.

Will it stop me getting a mortgage?

It can. A quarter of the biggest UK lenders will not lend on a home with spray foam in the roof, and others decide case by case. What nobody can honestly tell you is that a particular certificate will make a particular lender say yes, because policies differ and they change.

Do you remove it yourselves?

Yes, and on any size of roof. It is slow work, days of scraping by hand with the right tools and proper dust control, and we crew up where a job needs more hands. We also put the loft back afterwards, which most removal firms do not, so you are not left with a bare roof and another company to find.

Who should inspect it, then?

For a straight "does this need to come out", we will look at it free and tell you. Where a lender or a buyer wants it in writing, that report comes from a surveyor working to the inspection protocol published in March 2023 by the Residential Property Surveyors Association and the Property Care Association, and we arrange it as part of the job.

Is spray foam the same as asbestos?

No, they are different problems. Spray foam is a building and lending problem. Asbestos is a health one, and older lofts can contain it in hatch linings and old insulation boards. If we see something suspect we stop and you get a testing referral rather than a guess.

Can you insulate over the top of it and leave it?

Not over foam that is causing a problem, because it hides what is happening to the timbers and it does not help with a lender either. Where the foam is sound and staying, we will tell you what is worth doing at floor level, so you are not spending money twice.

How long after removal can you re-insulate?

Once the roof is dry and someone has confirmed the timbers are sound. That is a judgement about the specific roof rather than a fixed number of days, and it is worth waiting out.
